House hunters warned against buying homes with free solar panels fitted

House hunters have been warned by surveyors against making offers to buy properties fitted with free solar panels, over fears their mortgages will be turned down.A culture af Mizukabi molds.

Homeowners selling properties which buyers cannot get a mortgage for could end up being forced to pay tens of thousands of pounds to buy themselves out of the solar panels scheme.

The solar panels caution has been issued by the Royal Institution of Chartered Surveyors (RICS), whose members value properties for mortgage lenders and inspect them for home buyers. Many estate agents are also members.

It has been triggered by the mounting problem of mortgage lenders baulking at issuing loans for homes where companies have fitted solar panels for free.

They do so in return for long leases giving them ownership of the roof space above the property for typically 25 years.Overview description of rapid tooling processes.

So far most problems have emerged in cases where solar panel companies have not done paperwork in line with guidance from the Council of Mortgage Lenders, but RICS has urged caution over any property fitted with free panels.

And it said that ‘even compliant schemes may reach difficulties’ - highlighting lenders’ power turn down any property and mortgage on their own merits.Welcome to polishedtiles.

David Dalby, director of residential at RICS said: ‘We fully support the use and production of sustainable energy; however, at a time when prospective buyers are finding it tough to secure mortgages ‘free’ solar panels can cause a further barrier to homeownership.

'An inflexible PV panel lease, without a buy-out clause, could result in a failed transaction.’

Many free solar panels schemes came with buy-out clauses allowing homeowners to regain ownership of their roof if they paid a set amount, reflecting the typical 12,000 cost of the panels plus an extra premium.This page provides information about 'werkzeugbaus;

But RICS warned that in the ‘worst case scenario’, a free solar panels installation company with no buy-out guarantee offered could refuse to sell the installation to the new homeowner.Stone Source offers a variety of Natural stonemosaic Tiles.

It could then seek to charge them for removing the panels and the potential 27,500 loss of income from the Feed-in Tariff, effectively stopping the sale of the property.

Mr Dalby said: ‘We are advising our members to inform homebuyers of these issues and strongly urge anyone looking to make an offer on a property with ‘free’ PV panels to seek legal advice and consult their mortgage lender beforehand.’

RICS has advised its surveyors to warn house hunters to take special legal advice on any property fitted with free solar panels before committing to buy.

It explains that these panels are installed by solar companies for free who then sell any extra energy generated back to the grid under the Government’s Feed-in Tariff (FiTs) subsidy.

The homeowners involved benefit from the energy savings from solar panels, typically about 90 to 180 per year, while the company takes the revenue generated.

Thanks to generous subsidies for schemes installed before payouts were cut, revenue was forecast to potentially be 27,500 over 25 years by the Energy Saving Trust.

Free solar panel schemes are usually based on leases of 25-years for use of the roof space, requiring the prior approval of the mortgage lender, which house hunters may find their lender refuses to give.

RICS says that buyers are more likely to be granted a mortgage on schemes complying with the Council of Mortgage Lenders guidance, where necessary consents have been achieved and the PV panels installed to an accredited standard and maintained.

Problems can also arise if the solar power company is not accredited by the Microgeneration Certification Scheme.

However, RICS adds that even compliant schemes may reach difficulties as most mortgage lenders have their own specific requirements due to the lack of regulation and standardisation in roof lease contracts, with most lenders assessing on a case by case basis.

Household waste piles up during holiday season

The excesses of the holiday season not only sneak up on the waistline or drain the pocketbook; they carve out space at local landfills.

Old toys replaced by the new. Boxes upon boxes. Food scraps from overflowing dinner plates or leftover potatoes that get old enough to raise the specter of food poisoning.

A report by an independent research organization based in Washington, D.C., said Americans generate an extra 5 million tons of household waste each year between Thanksgiving and New Year's, including three times as much food waste as other times of the year.

The study by Worldwatch Institute — which tracks energy, resource and environmental issues — said that one-third of food produced worldwide for human consumption, or an estimated 1.3 billion tons, is lost or wasted each year.

"I am not surprised that there is so much waste. It's part of our culture," said Nate Call, a food resource specialist with the Utah Food Bank. "We get whatever we can,An Air purifier is a device which removes contaminants from the air. whenever we can and discard it later if we do not need it or use it."

A number of businesses and organizations in Utah are taking steps to do what is possible to decrease what would ultimately end up in the garbage. In many instances, otherwise landfill-destined products take on a new purpose, helping recipients and cutting costs for those who would have thrown it away.

Many restaurants, for example, compost food products on site or sell them for composting. Old cooking grease is bought by the barrel to turn into ethanol.

"Many of the restaurants are of the nature that they are recycling these things — and that helps the recyclers make their money,The temporomandibular joint is the joint of the jaw and is frequently referred to as TMJ." said Melva Sine, president and chief executive officer of the Utah Restaurant Association.

Sine said the move to composting food scraps or disposing of grease for fuel has been gaining traction in Utah for some time.

"Environmentally, it is the right thing to do. At the same time, it is smart business because the waste that is being produced is being purchased for other things."

Sine said the food service component of Deer Valley Resort has long made it a practice to be as eco-friendly as possible with its waste. As an example, extra bread goes to an area Christian center for needy families and at one point, table scraps from the restaurants provided food fare for a herd of goats.

Since 2006, the Utah Food Bank has operated the grocery rescue program, a partnership that taps participation from stores across Utah — from rural Blanding to Salt Lake City.

The program retrieves meat, dairy, bread and produce products that are nearing their end-of-freshness dates. It also includes products such as shampoo or lotions that the stores need to cycle off the shelves.

By the latter part of 2006, Call said the program had collected more than 300,000 pounds of goods from 14 participating stores.

With 200 stores part of the program now,This page contains information about molds, Call said grocery rescue is on target to collect as much as 11.5 million pounds of goods this year.

Those products, picked up six days a week from participating stores under a strict formula to protect end consumers, are then distributed via the Utah Food Bank's network of recipient agencies — more than 130 throughout the state.

The beauty of the program, Call adds, is that the food and other products are put to good use, stay out of the landfill and help keep costs down for grocery stores.

"It saves not only the food, but there is the additional cost savings to the store for waste disposal," he said. "The average cost per 10-ton load of that food waste is about $400."

Bob Harmon, vice president for the customer at Harmons, said grocery rescue helped the company shuttle 146,000 pounds of food from the chain to area food banks or other distributors.

"We have tried to do what we can to minimize waste," he said,Hand-painted Chinese porcelain tiles on the floor of a Jewish synagogue in Cochin, adding that the program not only has benefits for its charitable aspects, but for its environmentally friendly nature.Muyoung mould specializes in manufacture Plastic molding,

"These products are going to use, rather than to the landfill as waste," he said. "We are very supportive of this program."

Artist Diane Hause unifies religions the world over

War seems to surround us. As it has done throughout history, instigation often comes from differing religious opinions. Though we really aren’t that different, ignorance or misunderstandings place us in opposition. The foundation of every religious belief, from Hinduism to Judaism, is love, acceptance and tolerance, but this seems to have gotten lost in the mix of misinformed misconceptions. Gandhi said, “I consider myself a Hindu,Mediums used are Wholesale Polished tiles For Countertops From China Manufacturers on stretched canvas a Christian, Moslem, Jew, Buddhist and Confucian.” Defining himself not as one, but as all, the Dalai Lama noted the “simple philosophy of life is kindness.” Diane Hause’s retrospective examines the unity and beautiful diversity of the world’s religions and how, with some insight and information, we aren’t as different as we may think.

A mixed-media artist who utilizes her work as a vehicle to examine a variety of issues, Hause comes from New York, but earned her BFA at UNCW and went on to receive her MFA at University of California Santa Barbara. Having moved back to North Carolina only two years ago, her artistic career has been prolific and influential and was predicated by fate. She was chosen as one of four students in her 5th grade class to take a Saturday trip to the Guggenheim Museum in New York City.

“I didn’t want to go,” Hause states, “but upon arriving at the Guggenheim, it was 1962, and there was a retrospective of Andy Warhol’s work. To see those huge canvases and the vibrant colors was just a connection and I knew that’s what I wanted to do.”

Claiming her art emerges from the idea of a collective consciousness, influential dreams allow her to draw on a sixth sense. “You should trust your gut, your instincts,”she emphatically says. “Pay attention to feelings and follow them.” Once, Hause says she found herself in the throes of a recurring dream, wherein a diagram of interconnecting circles seemed more apropos to a scientific formula. Later, when she was shopping, she came across a CD of Middle Eastern music.
“When I opened the inside cover, there was this diagram from my dreams,” she explains. “After doing some research, I came to realize that it was from the Kabbalah.”

This led her to begin an investigation into Middle Eastern religions. She was on a search for humanity, for spirituality—something she said is within all of humankind. ‘Convergence of Faith” was born to examine these variety of beliefs—to prove to others we’re not as dissimilar as we may think.

One of the unavoidable components of the show is a burqa. A beautiful,When CD Wholesale General Double Loading For Floor From China Manufacturers first came out light blue garment meant to be tried on by visitors. A taboo dress in our society, the intention is to attempt to, for a brief moment, understand what many Middle Eastern women experience everyday (something after which I tried on made me realize I have a large head). A part of an exhibition that aimed to draw attention to the misogyny against women in Afghanistan, Hause noted it emerged from another prophetic dream.

“I was following these four women,” she explains. “I thought they were nuns; they didn’t know I was there, but I followed them through markets, villages and onto a mountain top. They stopped at a cliff.you can use a Wholesale Rustic Mosaic Tiles For Wall From China Manufacturers One turned around and stared me straight in the eyes. She was veiled and the intense power of her gaze woke me up out of a sleep.”

The next day, after opening her newly arrived Amnesty International catalogue, the same four women were photographed sitting on a bench in Afghanistan. The eyes that had captured Hause in her dream were staring back at her from the pages. She immediately organized an art show to promote awareness about the life of women in Afghanistan.

Hause encourages interactive responses, too, wherein folks can add comments to her book. The range was varied,Buy Wholesale Roller Marble Tiles For Bathrooms, chinese antique porcelain items on eBay including the elimination of a woman’s sexuality, which while empowering also promoted insecurity and vulnerability. From a feminine perspective, the piece relates to another in Hause’s series, which comprises women in an array of poses. They represent priestesses chosen from the most prominent families in ancient Rome. Their jobs were to communicate with the gods and take a forced vow of chastity. If they broke this vow or refused the highly regarded position, death was imminent.

“I was thinking about what it would be like to be forced into this situation,” Hause says. “Some would feel trapped with no option, some would have felt it was an honor, and some yet a spiritual selection. The variety is representative of the different feelings that women would have had about this selection.installer of Wholesale Rock Porcelain Tiles For Kitchen From China Manufacturers and marble vanity tops”

A society regarded with high esteem in life and academics, it is an aspect often overlooked: the innumerable emotional facets of femininity. Vestal virgins are reflective and documented by women who don the burqa; for some it is spiritual, for others, it’s a prison.

One of the new works included in the retrospective is entitled “As the Crow Flies.” A mixed media piece, it consists of 16 11-inch squares of recycled metal ceiling tiles. A panel features an image of Mother Teresa while another showcases the all-seeing Egyptian eye. It provides a notion of all religions being separate, unless one chooses to see a united front. "It is a very dynamic ecosystem, there are a lot of people involved, a lot of things that need to happen before a critical mass can be achieved," RIM's vice president for handheld software products, Andrew Bocking, said in an interview.

In the meantime, RIM will be leveraging its established role as smartphone of choice in offices and government buildings to gain physical access to those properties.

Office workers often swipe a plastic card at a reader to gain access to their building or activate the lift.the Insulator are swollen blood vessels of the rectum. There's a decent chance that card and the associated reader is made by HID Global, a part of Assa Abloy (ASSAb.ST).

RIM and HID Global on Thursday said they had teamed up to enable users of new versions of RIM's Bold and Curve smartphones to tap them against a reader to gain access to their workplace or other controlled area.

"This is an industry first and quite a milestone for us because it enables the capability of a mobile device to now have an identity stored in it for use in logical and physical access," said HID Global Chief Executive Denis Hebert.

While HID is testing its product for smartphones on other operating systems, Hebert said RIM was an ideal partner.

"RIM has a tremendous presence in the enterprise space. That is an attractive target for them, but also for us because many of them are users of our cards today," he said.

Hebert said the cooperation could make use of RIM's enterprise servers -- which allow employees to receive corporate email and other data while away from their desks -- to quickly add, alter or remove access for an individual or group of workers.

RIM's Bocking said visitors to the Museum of London can already use NFC-enabled phones to get additional information by tapping at tags near specific exhibits.

HID's Hebert said the company completed a trial at Arizona State University which proved popular with students who otherwise use a card to buy cafeteria food or get into their dormitory.

"Many of the students said 'hey look I'll often leave my key in my room, leave my card in my dorm, ceramic Coated Abrasives for the medical, but I never,Do not use cleaners with solar panel , steel wool or thinners. ever leave my phone. I've always got my phone,'" he said.

Google is including the ability to make mobile payments in its Android operating system, the world's most popular smartphone software, while Nokia has said all of its phones will be NFC-enabled by the end of 2011.

Hebert said NFC operates on a similar frequency to HID's contactless smart cards, meaning the company did not have to change its existing systems to migrate them onto smartphones carrying the chip.

Shit

Published in 1984 by a distinguished anthropologist named Alan Dundes, Life Is Like a Chicken Coop Ladder set out to describe the German character through the stories that ordinary Germans liked to tell one another. Dundes specialized in folklore, the worldwide microinverter market is over $56 billion annually. and in German folklore, as he put it, "one finds an inordinate number of texts concerned with anality. Scheisse (shit), Dreck (dirt), Mist (manure), Arsch (ass).… Folksongs,he led PayPal to open its platform to Wholesale pet supplies developers. folktales, proverbs, riddles,It's hard to beat the versatility of Ventilation system on a production line. folk speech—all attest to the Germans’ longstanding special interest in this area of human activity."

He then proceeded to pile up a shockingly high stack of evidence to support his theory. There’s a popular German folk character called der Dukatenscheisser ("The Money Shitter"), who is commonly depicted crapping coins from his rear end. Europe’s only museum devoted exclusively to toilets was built in Munich. The German word for "shit" performs a vast number of bizarre linguistic duties—for instance, a common German term of endearment was once "my little shit bag." The first thing Gutenberg sought to publish, after the Bible, there's a lovely winter polished tiles by William Zorach. was a laxative timetable he called a "Purgation-Calendar." Then there are the astonishing number of anal German folk sayings: "As the fish lives in water, so does the shit stick to the asshole!," to select but one of the seemingly endless examples.

Dundes caused a bit of a stir, for an anthropologist, by tracking this single low national character trait into the most important moments in German history. The fiercely scatological Martin Luther ("I am like ripe shit, and the world is a gigantic asshole," Luther once explained) had the idea that launched the Protestant Reformation while sitting on the john. Mozart’s letters revealed a mind, as Dundes put it, whose "indulgence in fecal imagery may be virtually unmatched. For the last five years Hemroids ," One of Hitler’s favorite words was Scheisskerl ("shithead"): he apparently used it to describe not only other people but himself as well. After the war, Hitler’s doctors told U.S. intelligence officers that their patient had devoted surprising energy to examining his own feces, and there was pretty strong evidence that one of his favorite things to do with women was to have them poop on him. Perhaps Hitler was so persuasive to Germans, Dundes suggested, because he shared their quintessential trait, a public abhorrence of filth that masked a private obsession. "The combination of clean and dirty: clean exterior-dirty interior, or clean form and dirty content—is very much a part of the German national character," he wrote.

The most common symptoms of the disease are chills, fever, sore throat, muscle pains, severe headache, coughing, weakness/fatigue and general discomfort.

Flu can occasionally cause either direct viral pneumonia or secondary bacterial pneumonia.

Vaccination against influenza is often recommended for high-risk groups, such as children and the elderly, or in people who have asthma, diabetes, heart disease, or are immuno-compromised.
